So... What does "JV" really mean?

JV or joint venture is when two investors partner together in order to complete one flip together. The arrangement is organized by the operating agreement of your LLC or by a separate equity agreement

The Process

Get the Flipping with a Purpose video training portal - Purchase Here

Establish an LLC within the state of Illinois and acquire an attorney from the preferred list.

Get pre-approved from a hard money lender.

Property Selection
​

  • Locate property using one of the three methods, off market, traditional realtor , hybrid for sale  by owner.
     

  • Our Goal: To have a property under contract within 40 days

Offer Submission
​

  • Once approved for financing,  it's time to submit offers.
     

  • Once an offer is accepted - all other offers, if any, will be withdrawn and you are now officially under contract!
     

  • Once under contract, it will take an average of 30 days to close on this property.

Contractor Selection
​

  •  Contractors contact information can be found in the course portal.
     

  • Choose at least 2 contractor to visit the property and complete a scope of work on your property.
     

  • After you've receive each scope of work, then you'll choose the best contractor for your project!

Renovation and Project Management
​

  • The renovation will take an average of 4-6 months to complete.
     

  • Your General contractor will serve as your project manager during the renovation period. What does this mean for you?

    • Your GC will provide updates as each phase of rehab is comleted.

    • Prior to sending funds, schedule time to do a video walk through to verify work completed .

Bring the property to market!
​

  • Once the rehab is complete,  Flipping With A Purpose will sell the property for you.
     

  • We will handle all of the marketing for the property across all internal and external platforms and networks.
     

  • Our average timeframe to sell the property is within 90 days.
     

  • Get your check for $40,000 to $50,000!!!
